A short update of my experiences with Grupeer

After I wrote a post on Grupeer in February it was very quite about the platform. They completely focussed on platform improvements. This was necessary as there were some weird bookings of interest and capital payments. Further some descriptions on the Grupeer platform seemed (and some still seem) awkward. But I can tell you, that at least the German version is being revised and will go online in some time. We should not forget that it is still a very young platfrom which went live only few months ago. As within every project, one can learn most when gone live and receiving the users feedback. I do not imply that we should accept all flaws but I think we should review it rationally and remind us, that in every new product, mistakes or inaccuracy could happen.

What is new? What is coming?

In my account all transactions (interest, capital repayment and investments) are correct now. I really like the websites’ speed. Beside Viventor one of the fastest platforms I know. Check it out, fantastic. www.grupeer.com

A secondary market was due to go live in march, but until today no sign of it. I can see that it is now scheduled for later this year.

No financial Statement / A Meeting was requested

Due to the platform’s youth there is no financial statement available. I can say though that I saw the balance sheet as well as the profit and loss Statement of one of their loan originators. They looked solid. I know, this presents no big help to you, but I cannot say more (non disclosure Agreement).

During Easter I could have met some Grupeer representatives in Berlin. Unfortunately I wasn’t able to attend to that meeting in Berlin, due to the distance from where I live. I will try to catch up on this meeting through Skype.

Summary

I am aware, that my published news are rather vague, but I cannot say more at the time being. The point is that I try to present Grupeer in the proper light, as the platform was critised. They improved over the last weeks and I am hopeing that this will last. The loans are getting filled and it seems as there are some active Investors. This is no call to invest at Grupeer, I just think the platform deserves a chance for a second look.

Fixura – p2p Plattform from Finland (since 2010)

Today we stay near the Baltic area, but we are situated Fixura in Finnland. This is the second finnish Platform beside Fellow Finance, which I introduce to you. Fixura was incorporated in 2010 and has originated loans for more then 68 milions of Euro. After defaults and fees (more about that later) the investors historical yield was 10.2 percent, which is okay, but no guarantee that this is achievable for new investors. Investors from all over the European Union and Switzerland are welcome and can register.

I am not in…

I only registered with Fixura but did not deposit any money, which won’t do for the time being. Why? On one side because of the investments fees. Investments for up to 100k cost you 2% (1% after 100k) in fees, plus 0.9% as a transaction charge. Furthermore every withdrawal will cost you additional 4 Euro. This brings us to 2.9 percent in fees which is enough to make me reluctant. By the way, minimum deposit is EUR 1’000.

Registration

If you choose to take a closer look of the platform, you need to register. This can be done really quick, and your identification can be uploaded straight away. You need to put in your country of residency as well as your tax residence. Further you need a mobile phone on which you will receive a text with a verfication code. After all information is put in, the support theam will verify and unlock your account. In my case this happened few hours after registration.

How to invest?
Well, I don’t know that 😉 I can only see that the only way seems to be via the autoinvest. I guess one can only configure an AI once a deposit was made. This is too expensive for me to try….

Summary
As I said before I will not invest at the moment. It is too uncertain for me due to the fees. Nearly 3 percent of fees first must be achieved. If you take the average historic return of 10.2 percent and add 2.9% of fees, you get a gross yield of 13.1%. This is similiar to my Fellow Finance yield after defaults. I won’t take the risk as I would like to have more control over my investments and less fees.

If someone has experience with Fixura, let me know. I would be glad to receive some info. Maybe I demonize the platform for no reason…..

Omaraha – a closer look at SIA Best Lizings

Recently I wrote a blog post about Omaraha. Somehow I am bound to that platform and feel the need to dig deeper. Refresher: Omaraha for me is a hybrid platform, as on one side true p2p loans are issued and on the other side a loan originator is financeing its activities through Omaraha: SIA Best Lizings.

What does SIA Best Lizings do?

Before I can answer this question, I need to explain some things. At the moment “payment guarantee” is a really hot topic in p2p land. Twino claims the invention, Lenndy offers it for some time now and Omaraha seems to really have invented it (or still the Swiss guys from  Ricola? ;), we don’t know for sure…). Jokes aside, as far as I know, the payment guarantee is serviced by Omaraha for the longest period. They name these loans “secured loans” and one can be sure to get paid on due date (capital plus interest). These loans are offered through SIA Best Lizings, which leads me to the topic.

SIA Best Lizings is a company specialized on consumer loans from Latvia. They operate under this brand since 2008 but have a total experience in this field for more then 15 years. Not bad to have a track record for that long. I have checked their homepage with the help of google translate, as it is only in Latvian and Russian. Well, I don’t have even a basic understanding of those languages, so google translate is the only solution for me 😉 It seems as a borrower you can apply directly for a loan, or do it at a retail store for example. Best Lizings partners with lots of businesses from various sectors (online shops, furniture stores, do it yourself stores etc). So you can go to buy a bed or a sofa and get the financeing done locally.

To get the liquidity for financeing such loans, Best Lizings is applying for the funds at Omaraha and offers these secured loans. They have a duration from 3 to 36 months and actually interest rates from 9 to 11 percent, depending on the duration. When I started investing with Omaraha, I got 12 percent for 6 months, pitty that this is not the case anymore but as addition to the portfolio some of them might not hurt. Or if someone needs planning security with their funds, these loans can be used.

Financial Figures

To evaluate how safe these loans are, I need to run an analysis from their balance sheet, income statement and their cashflow statement. These documents are not public. Balancesheet from 2015 for 8 Euro is the best I could find. So I asked Omaraha and they promised to make the 2016 figures public in mid May. I also requested the 2015 figures, but have not received it to date. So I ask for a little patience and will hopefully come back in May with my analysis.

Swaper – new loans and autoinvest settings

After some days gone by without any new Georgian short term loans, loans with longer duration (up to 24 months) were added on Swaper. These loans come with monthly installements, if no payment is received, or the contract amended, buyback will be triggered. It seems as a change in Georgian legislation made it necessary to move from one month loans, to longer durations. The interest rate remains at 12, respectively 14% for VIP’s, percent. You will become VIP status when you deposited at least EUR 5’000.

Autoinvest settings must be adapted

Before today there were only loans with a duration of 30 days and therefor it was not necessary to set a duration for the autoinvest. Of course this has changed. Now standardly a duration of 0 to 1 month is set. This means you need to change that setting in order to grab some longer term loans. I recommend doing this, as your overall chances are better to get loans if you include longer durations. In the picture below you can see that the duration can be chosen from 0 to 24 months now. You need to decide here which period is suitable for you. At the end we should be clear that most 24 month loans won’t go for the full duration, as the loan is bought back on amendements and if it is overdue for more then 30 days. Most of the loans will therefor have a shorter duration as anticipated.

and a tipp for investing….

We all know that there a certain shortage of loan supply exists on Swaper at the moment. We seldom see loans on the platform, but this does not mean that there aren’t any. Lots of loans come in daily but are quickly absorbed by the AI’s.  An here is the free tip: Create several AI’s with different bidding amounts. So you can increase your chances. What is an AI with a bidding amount of 50 Euro worth, when there are loans which are smaller then 50 Euro? Correct, nothing 😉 I use this rule, and am nearly totally invested all the time.

At the end a short calculation example

Even though some cash is laying lazy around in your Swaper account sometimes, this is not that bad as expected. Look at this sample calculation: (assumptions: you are VIP = 14% yield, 10% on any day.). We are only invested to 90 percent, and therefor we get only 90 percent of the interest (14%) = 0.9 x 0.14 = 12.6%, what is not that bad after all. But as we are reinvesting, we can compund our return and get an annualised 13.35%. That is of course only an example, my average cash rate is somewhere near 1%. I hope you are not afraid by little cash balances anymore 😉

Viainvest works smoothly & autoinvest settings

After I took a closer look at Viainvest I have a positiv attitude towards the platform. I would like to give you an update how it is going for me.

An overview

Below you can see the overview of my (2nd) account (yes, I got more then one) at Viainvest. I have deposited EUR 1’000 at the end of February and for testing purposes I let my AI manage it for me. I just logged in once and sometimes checked my daily summary which I received per email. It worked smoothly, except for one weekend when the AI seemed to have gone on vacation ;). Afterwards all went fine again, but there is room for improvement….

If you examine my account overview you will see that there are EUR 5.66 on my account, which are not invested… catastrophic 😉 Just kidding, I could ignore this circumstance, but my ego doesn’t let me 😉 Especially when you look at my last investments I really ask myself why the autopilot has not just invested 4 x 20, as there were plenty of loans available. I did notice such situations here and there. No big deal, after one to two days all repayments were invested again and my account was empty, or some cent were left only.

I now try to resolve this situation by creating additional autoinvests (10 & 15 Euro). As we are at it, I will show you below how an AI is set up. The main problem with my situation seems to be that the definition of the bid amount does not work properly. The set bid amount is as well the max investment for a loan. So when I set it at 20 Euros, I guessed that every amount within 10 Euro (min investment) and 20 Euros could be bid. This does not work as it should, and therefor some new AI’s come in to play. You can call me crazy, but such situations keep me from sleeping. Ok not really, but once I caught fire with something, I have to solve the problem 😉 And yes, I am bored at the moment 😉

How to set up an autoinvest

Go to your account and click on Invest -> autoinvest -> create new. Now you should see the detailled AI settings which filled out look like this:

Actually all is really selfexplanatory and therefor I will only describe the important details. I have put in 100k for portfolio size, I cannot invest that much, this setting just makes my life easier. If I decide to deposit more funds, I don’t have to remember to adapt this setting, as the AI keeps the invested funds at 1k, and all money above this barrier will not be invested. The interest rates are set from 12.2 to 15 percent, the “to” field cannot be left empty. Duration is set to two months, just to be sure to include loans, if there ever are any, with a duration of more then 30 days. At the end you have to check the terms and conditions (not on the picture) and save it. Voila, your AI is ready.

A short conclusion

Viainvest works really good and I hope my measures will help as expected. I will report back in some days/weeks and let you know if more AI’s are beneficial or not.

Crowdestate – invest in real estate projects

Today I am going to talk about Crowdestate, a platform which is operating in Latvia and Estonia. Founded in 2014 Crowdestate has funded 33 projects with a total volume of more then 15 millions of Euros.  More then 14k (!) investors gather at the platform. Out of the 33 financed projects, 11 already exited and were paid back to the investors. Annual yields range from 12.25 to 48%. Realistically the yields should be around 12 to 15 percent (IRR, annualised). The 48% outlier must be from a project which paid back early but was contractually bound to pay a fixed number of interest installments, even when terminating early. Otherwise I have no explanation for this.

Process of  new projects

As you can see on the little number of projects, on average there is 1 project per month, but that project can be fairly large and have a volume of some hundred thousands. There are two loan types available: Real Estate financeing and Corporate financeing.

To date I have invested in one project only and was positively astonished about the process and the quality of the available information. But one after the other:

When there is a new project added to the platform the investors have 24 hours time to get familiar with it (read info, ask questions etc). In my opinion this is fair and helpful to investors, as all have a window in which they can get up to date. After 24 hours the projects opens for investments, but are capped with a maximum investment amount (usually some k), which is depending on the total value of the projects. The cap will be lifted 24 hours later and you can bid as much as you like (and is left, of course). This set of measures provide all investors with equal chances, so I like Crowdestates approach very much. By the way, the minimum investment is set at 100 Euro.

What kind of projects are available?

There are a lot of real estate projects aiming to build large complexes, but the purpose of the projects varies from project to project. For example I have invested in a real estate complex which consists of more then 50 appartements in the upper price segment. The project’s duration is 30 months and pays the first interest installement after 12 months and then quarterly. In the project description you can see a lot of stasts, analysis and an exitplan. It all looks elaborate and professional. Register yourself to get a feeling. My yield expecation for this project is by the way 15.33 percent (IRR, annualised).

Conclusion

Crowdestate is in my opinion a well-made and professional platform. I will invest in 2 to 3 projects more and check if the interest payments are on time. Afterwards (if all is good) I will invest more money.
